Conditions to be included in the promise to lease:


1. The client agrees that it is strictly forbidden to use cannabis by inhalation (smoking cannabis). The definition of "smoking" also refers to the use of a pipe, a bong, an electronic cigarette or any other device of this nature. This prohibition applies to the interior and exterior areas of the property, including the dwelling, land, balconies, terraces and common areas. Growing cannabis, even for personal use, is prohibited.


2. During the term of the lease, the Lessee, at their own expense, shall purchase, maintain and provide proof of liability insurance of at least two million dollars ($2,000,000.00). It is agreed that the Lessor's insurance does not cover the property and personal effects of the lessee.


3. Short term leases are prohibited (AIR BNB, VRBO, etc).


4. It is agreed by the tenant, that at the end of the lease, the unit must be returned in the same condition as when it was leased.

5. This is a non-smoking unit.


6. The lessee confirms that they have received a copy of the declaration of co-ownership and the rules adopted by the syndicate. All violations committed by the lessee, their family members, their guests, persons in their service or to whom they give access to the building will be at their exclusive charge and in addition to the rent agreed upon in the lease and will have to be paid to the lessor within one (1) month.

Fridge, stove, washer, dryer, microwave oven, dishwasher, TV wall mount in living room, Blinds in bedroom, light fixtures, curtain rods in living room, pre wired speakers in living room, shelves in living room.


EXCLUSIONS

Electricity, heating, cable, internet, tenant civil liability insurance 2M.
