By working with a licensed real estate broker, you are dealing with a real estate professional who is covered by a $2 million civil liability insurance and offers you protections like the FICI which offers free protection to consumers who do business with a broker or agency and are victims of fraud, fraudulent tactics, or misappropriation of funds during a transaction.

Professional Services

• I pre-screen the potential lessee to make sure that they are a good fit.
• I share my compensation with other brokers. So brokers are more likely to bring their clients than a listing offered by a private person. The clients they bring are high quality clients who have been pre-qualified.
• Credit checks are included (conditions apply)
• The following verifications are available: Police Record, Tribunal Administratif du Logement (TAL), employment, former landlord. 
• We require tenant home insurance which includes a $2 million liability insurance.
• I am available 24/7 and personally show the property every time so that I have the opportunity to sell its features and so that you don’t have to deal with strangers and no shows.
• I coordinate the visits with existing tenants, if applicable.
• I provide the lease and prepare it for you. I accompany you and the client at its signing. E-signature is available at no additional charge.
• I am bilingual French/English.

• Property posted on multiple listing service (MLS) sites such as Centris.ca and Realtor.ca. Access to 15,000 brokers and the clients they represent. 
• Listed to websites including suttonquebec.com, immoluv.com, Facebook Market Place &  Kijiji.
• Social media presence like Facebook, Instagram, TikTok, You Tube. 
• Sutton real estate lawn sign to alert local traffic.
• I provide professional photos at no additional charge to you.

Fee

The fee is roughly 1 month's rent (8.33% of yearly rent) based on a 12 month lease plus taxes. For leases exceeding 12 months, fees can be negotiated for those extra months. Payable by e-transfer to my agency after you have received the tenant's first month rent upon signing of the lease. Broker fees are income tax deductible.
